Top Floor – Living, Dining and Deck:
- The top level of King Tide Rising is the main gathering space, filled with natural light and comfortable seating.
- The living room features cozy seating, a 50-inch Intelligent TV where guests can log into their own streaming apps, and a huge collection of DVDs, puzzles, and classic board games for evenings indoors.
- The entirely equipped kitchen includes everything needed to prepare meals during your stay, including an electric stove and oven, microwave, dishwasher, refrigerator, freezer, blender, toaster, Keurig coffee machine, electric kettle, baking sheets, and cooking essentials.
- The dining area offers seating for five at the table, with additional seating for four at the kitchen counter.
- Just outside, the top-level deck provides a calming outdoor space where guests can savor fresh coastal air, lounge in the sun, or gather for outdoor dining.

- This level also includes a hallway bathroom, a washer and dryer, an iron and ironing board, a first aid kit, and a hair dryer for guest convenience.

Management:
Our property is professionally managed by Rather Be Properties we’re committed to making your stay fun and seamless. Our team is available daily from 9 AM to 9 PM to assist with any questions or requests. You can comfortably reach us via the app, by phone, or e-mail. For any urgent issues after hours, we also offer a 24-hour emergency line, ensuring support at any time during your stay.

Pet-Friendly Stay:
King Tide Rising welcomes one dog up to 60 pounds for a pet fee of $150 per stay. Dog food and water bowls are supplied for your convenience. Guests traveling with family pets are asked to clean up all pet waste immediately, keep dogs off the furnishings, and avoid leaving pets unattended in the home. Additional cleaning costs may apply if excessive mess is left behind.

Family-Friendly Conveniences:
As parents of young kids, we understand how challenging traveling with little ones can be. King Tide Rising includes numerous amenities designed to make family travel easier, including a Pack ’n Play with crib sheets, a high chair, kids`s cups, plates, bowls, and silverware, as well as board games and puzzles that the whole family can enjoy.

WiFi, Parking and Security:
High-speed internet at King Tide Rising is included by Frontier. The driveway offers parking for up to three cars. For safety, the property includes three exterior security cameras positioned on the front left corner of the home, the front right corner of the home, and near the front door on the second level. No cameras face interior spaces.

Stairs:
Please note that there is no elevator, and stairs are required to enter and access all levels of the home.
House Rules
• Primary renter must be 21+, sign a rental agreement, and provide valid photo ID. The registered guest must remain on-site for the entire stay. Subleasing is prohibited.
• No events or events. Loud music, rambunctious gatherings, or excessive cars disturbing neighbors are stringently prohibited.
• No sticking tape on walls or photos, and no confetti is allowed.
• Quiet hours are from 10 PM to 10 AM. Excessive noise or disturbances may result in immediate eviction without refund.
• Smoking or vaping is not allowed indoors, including cigarettes, marijuana, or e-cigarettes. Any cleaning or damage costs will be charged to the primary guest.
• Animals must be on leashes in unenclosed areas. Please clean up after your pets and be mindful of barking to avoid neighbor complaints. Max 1 dog
• Only park in designated areas: garage, driveway, street parking is not allowed. Max 4 cars allowed. Avoid blocking neighbors’ homes or driveways.
• Firepit, BBQ, and fireplace must be operated by responsible adults only.
• No flames inside, no firearms, fireworks, or hazardous materials allowed on the property.
• Follow all local, county, and state laws and short-term rental regulations. Noncompliance may result in eviction by city without refund.
• Late checkout may result in a fee of up to $200 unless approved in advance.
• Fines may apply for violations of home rules or city ordinances, including Code Enforcement penalties.
