Kitchen & Living Room:
-Unwind in the cavernous top-floor living area, complete with a comfortable gas fireplace (available in winter months), ample seating, and an open-concept layout that flows seamlessly into the kitchen and dining space, with direct access to an outdoor screened-in porch.
-The dining table seats 10 guests, with an additional 6 seats at the kitchen counter—ideal for gathering and entertaining. The entirely equipped kitchen features stainless steel appliances, including two dishwashers, two ovens, and two toasters, along with a dedicated coffee station offering both a Keurig and a traditional drip coffee maker.

Important HOA Notes:
-Wristbands and parking passes must be picked up at the Sports Center upon arrival. The guest picking them up must be 18+ with a valid photo ID and reference property code BH15.
-Wristbands are limited to 12, while the home accommodates up to 16 guests.

Age Requirement:
Per HOA guidelines, the primary booking guest must be at least 23 years old and present for the entire stay. For non-family groups, all guests must be 23+.

Parking:
min. of 6 standard-sized cars or 4 enormous cars allowed, with HOA rules capping the total at 6 cars. All cars must be parked in the driveway only. Garage parking and street parking are not allowed.

Nature Disclosure:
As this home is located in a natural coastal environment, you may encounter local wildlife, including insects and occasional snakes.

No Animals Accepted:
While we definitely appreciate animals, please note that Heron Landing is not a pet-friendly property and no family pets are allowed during your stay. Service animals are welcome. If you are traveling with a service animal, we kindly ask that you clean up after them and use the designated waste bins around the property. In the event of any accidents and/or damage, a $200 additional cleaning fee may be applied to cover the cost of additional cleaning.

House Rules
• Primary renter must be 23+, sign a rental agreement, and provide valid photo ID. The registered guest must remain on-site for the entire stay. Subleasing is prohibited.
• No events or events. Loud music, rambunctious gatherings, or excessive cars disturbing neighbors are stringently prohibited.
• No sticking tape on walls or photos, and no confetti is allowed.
• Quiet hours are from 10 PM to 10 AM. Excessive noise or disturbances may result in immediate eviction without refund.
• Smoking or vaping is not allowed indoors, including cigarettes, marijuana, or e-cigarettes. Any cleaning or damage costs will be charged to the primary guest.
• No pets allowed.
• Vehicles must be parked in driveway, street parking is not allowed. Max 6 cars allowed.
• Kids under 18 must be supervised at all times when using the pool or spa.
• BBQ and fireplace must be operated by responsible adults only.
• No firearms, fireworks, or hazardous materials allowed on the property.
