Grills – Gas grille by the pool, plus 2 charcoal grilles in front of the home. Appreciate local-caught tuna, lobster, crab, or the catch of the day.
Beach Gear – A handful of beach chairs, cornhole, and usually some beach toys.
Beach Access – New walkway straight from the pool to the beach for simple access!

The most spectacular snorkel and dive site sits right in front of our home — the wreckage of the Civil War ship Pocahontas, just 75 yards out in 10–15 feet of water. Easy to spot by the paddle wheel shaft sticking out of the water, and a great beginner snorkel/dive site thanks to its location and shallow depth. Our beaches here are wide and uncrowded compared to our northern OBX neighbors.

Bathroom Essentials: Toilet paper, shampoo, conditioner, body wash, hand soap, hair dryers.
Kitchen Essentials: Salt, pepper, spices, dish soap, dishwasher pods, hand soap, paper towels, garbage bags.
Laundry Essentials: Detergent, dryer sheets.
Kids's Gear: High chair, Pack 'n Play, kid's boost chair, outlet covers.

✅ House Rules

Guests must complete and sign a Rental Agreement within 24 hours of booking and provide names and ages of all individuals staying in the home. A $1,000 Security Deposit hold is processed on the Guest's credit card the week prior to check-in (in addition to total costs) and released 14 days after checkout if there is no damage or excess cleaning. No unregistered guests — additional guests are $100/guest/nighttime.
???? No smoking anywhere on property. Smoking inside incurs a $750 ozone cleaning fee.
???? No events. Unregistered guests at a event incur $100/guest, a $600 additional cleaning fee, and immediate eviction.
???? No family pets. A pet on the property incurs a $750 fee plus $500 ozone/cleaning fee and immediate eviction.
???? Quiet time: 10:00 PM – 7:00 AM.
No wet towels or wet clothing on the furnishings.
Exterior doors and sliders must stay closed at all times while the AC is running — units can freeze and shut down otherwise, and AC repairs in summer can take a week or more.
Toilet paper is the ONLY thing to be flushed.
No food or waste down the kitchen sink — there is no garbage disposal.
Please don't use the white towels for makeup removal (makeup wash cloths are supplied) — stained white towels are $35/towel.
No glitter, no dye. Glitter results in a $1,000 cleaning fine. Temporary/permanent hair dye or other dye products result in a $500+ fine if there's damage to sinks, floors, or carpets.
☀️ Do not sit on linens or furnishings after using self-tanning/bronzing products — this can cause stains resulting in additional charges.
Do not spray sunscreen inside the home or on the porches.

The primary contact is responsible for all guests, and anyone else who enters the home during the stay, abiding by these rules.

???? Pool Rules

No glass in or around the pool area — $1,000 charge to remove broken glass.
No diving.
Swim at your own risk.
Pool tech services the pool mid-week of each stay.
Pool heat needs 3 days' notice and is $600/week, available April 1–early June and Sept–Oct 31. During extremely low temperatures or high wind, the pool may not heat to what guests consider an acceptable temperature — no pool heat refunds are given due to adverse weather conditions.
A $25 late fee applies if you add pool heat within 7 days of your check-in date.

♨️ Hot Tub Rules
✴ No glass near the hot tub area.
✴ No diving or jumping in.
✴ Use at your own risk.
✴ Don't tamper with the controls.
✴ Shower before entering.
✴ Keep the cover on when not in use.
✴ Limit usage duration and keep temperature at or below 104°F.
✴ No added chemicals or substances.
✴ No food or drinks in the hot tub.
✴ Kids must be supervised by an adult at all times.
✴ Don't use with open wounds or infections.
✴ Report any issues or malfunctions to the property manager immediately.

???? Using the Outdoor Grille

The grille is yours to use — remove food and sizable debris and scrub the grates with the grille brush (under the sink / in the grille tool pouch) right after use while still warm.
Empty the grease tray into the modest metal bucket under the grille and close the lid. Do not pour grease down drains.
We provide: grille brush, mild dish soap, disposable gloves, and a metal bucket for grease/ash.

Please note: leaving the grille heavily soiled (grease, charred food, or pooled grease) may incur an additional cleaning charge. Message us if you need a hand — a fast clean after use keeps it safe and ready for the next guests!

CANCELLATION POLICY and SUBSTITUTIONS – Any changes, including changing dates, switching of properties, or complete cancellations will invoke the cancellation policy. Host recommends all Renters purchase travel insurance offered at time of booking to protect them in the event of an unexpected event affecting their vacation. Host cannot offer future credits or immediate refunds for unexpected cancellations due to emergencies regardless of the situation, including but not limited to weather events and acts of God, unexpected illnesses, injury or death, changing of plans, or job loss. Please do not ask. All cancellations are subject to a three hundred and fifty dollar ($350.00) cancellation fee. Cancellations must be submitted to Host in writing (e-mail is acceptable). In the event of cancellation, no refund of monies paid will be made unless the Property is re-rented for the same price and time period of this original vacation rental agreement. If the Property is re-rented for a lesser price or time period, the original Tenant will receive a refund for the difference between the originally agreed upon rental amount and the rebooked rental amount as Owner is entitled to receive the full amount of the original rental agreement. Host will make every effort to re-rent the Property at the best of our ability. Tenant acknowledges that Host has full discretion on negotiating rental prices and number of days to book, in an effort to get the Property re-rented and make the Owner whole, while also attempting to get the Tenant the highest refund possible.
