Located in the heart of downtown Charleston on Rutledge Ave, one of Charleston's main thoroughfares, this handsome southern appeal intelligent home has all of the modern amenities one would ever need - including a hammock! Walk to striking, award-winning eateries and bars in the ever-evolving, hip scene in the Cannonborough and Elliotborough neighborhoods. Walking and cycling distance to MUSC and College of Charleston and literally one mile from the top or bottom of the downtown peninsula, there is nowhere you will need to go downtown that you couldn't access in less than 10 mins., including the famed King Street. This home is entirely furnished and all utilities are included. Kitchen features granite countertops, tiled backsplash, stainless refrigerator with filtered water, stove, above-range microwave, dishwasher and Nespresso coffee machine. Cozy living room with a 82" intelligent TV for vistas from the porch. French doors leading to an open office space with a motorized stand up desk that will be ideal if you are working remote. Guest Access:
Guests will receive a personal access code 24 hours prior to arrival. This code unlocks the keypad on the front door. In case of any technical issues, a physical key will be available on-site as a backup.

To finalize your reservation, we require all guests to sign a rental agreement within 48 hours of booking. Failure to complete the agreement within this timeframe may result in cancellation of your reservation.
The agreement is standard and outlines important details such as home rules, liability waivers, and check-in procedures. A secure link will be sent after booking.

???? Animals are NOT Accepted:
As much as we adore furry companions, family pets are not allowed at this property. We enjoy your understanding and cooperation. If a pet and/or pet evidence is found at the home, we reserve the right to charge a $500/pet fee and demand immediate removal.

???? No Alterations or Furnishings Rearrangement
Guests may not alter the home in any way, including moving furnishings, wall decor, or fixtures. The home has been professionally arranged for guest comfort and safety. Additional charges may apply if items are found to be moved, damaged, or require reassembly. Moving furnishings or making any alterations will incur a $500 fine + the cost of repair if needed.

???? This is a 100% smoke-complimentary property.
Smoking is stringently prohibited indoors. A fine will be charged ($300) for any in-room smoke evidence. If you wish to smoke, please do so at least 10 feet away from the building outdoors.

????️ Noise Notice:
▪️ A local noise ordinance is in effect from 10:30 PM to 8:00 AM.
▪️ Guests must be respectful of neighbors during these hours.
▪️ We do not offer refunds for noise-related issues that are to be expected of the location.

????‍???? To help us ensure a great stay, guests must allow us the chance to address any issues during their visit. Refunds will not be issued for concerns reported after checkout or when resolution efforts are declined.

???? We do not control neighboring properties and cannot offer refunds due to dissatisfaction with external factors.

???? We do not provide refunds for utility outages or service interruptions that are outside of our control.

???? If damage or excessive cleaning is required after checkout, we reserve the right to charge an additional fee equivalent to a full cleaning.

???? Please note that we cannot assume responsibility for cars parked outside the designated parking areas.

???? Please note that we will not make exceptions to the cancellation policy associated with your reservation.

???? Hurricane Policy / Extenuating Circumstances:
▪️ If a Mandatory Evacuation Order is issued for our county by the Governor of South Carolina during your stay, we will provide a full refund of all payments made.
▪️ If no such order is issued, our standard cancellation policy remains in effect, even if weather elsewhere impacts your travel plans.
▪️ We highly recommend purchasing travel insurance, especially during hurricane season, for added tranquility of mind.
