Level One: Bedroom #1 has a King Bed, Deck Access and shared Bath with Bedroom #2. Bedroom #2 has Queen Bed, Deck Access and shared Bath with Bedroom #1. Bedroom #3 has a Double and shared Bath with Bedroom #4. Bedroom #4 has 2 Twin beds and shared Bath with Bedroom #3.

Level Two: Sizable Living Area with Flat Screen Roku TV has sliding glass doors that open out to the Oceanfront Deck. Dining Area, Kitchen equipped with a Dishwasher and a Microwave.

Conveniences include: 5 Roku TVs, 1 DVR, Dishwasher, Microwave, Washer/Dryer, Gas Grille, Sundeck with Furnishings and Enclosed Outdoor Shower.

BEACON'S REACH - GUEST RULES AND NOTES:

1. No more than a total of 12 persons, including kids, shall be allowed to occupy a rental unit or use of the common areas (pool, beach, etc.) unless approved in advance by the association. Group events by renters are not allowed.

2. Parking permits or guest passes are required on all cars at all times. Parking of all cars shall be on the unit’s driveway, under the unit, or in the garage as appropriate. No cars shall be parked on the shoulder of the road. Boats, boat trailers, utility, and other work trailers, unlicensed motor cars, jet skis, recreational cars, travel trailers, campers, fifth-wheel trailers, all-terrain cars, and similar items used on land or water may not be parked on any street within Beacon’s Reach, on a driveway or yard, except in an enclosed garage or other approved parking area within Beacon’s Reach.

3. Noise coming from a rental unit, including noise from TVs, radios and any other audio equipment must be kept at a reasonable sound level as to not infringe upon the peaceful enjoyment of the neighbors and the neighborhood. Particular care should be paid to hours before 8am and after 10pm.

4. Trash is to be set out by the road on Sunday nighttime for early pickup Monday morning.

5. Even though you are staying at a Keyless Vacation Rental, you MUST stop by our Atlantic Beach office to pick up your check-in packet with necessary items for your stay.

Rents Weekly only Sunday - Sunday. HOA does not permit Nightly stays.

Please Note:
(1) Guests must pay in full when booking through Vacation Rental By Owner. The card supplied at the time of booking will be charged for the total. Guest will receive follow up communications including Management Company’s Vacation Rental Agreement for e-signature which is required for all stays.
(2) Management Company reserves the right to deny stays less than 7 nights, if the arrival date is more than 30 days out from the booking date. Stays less than 7 nights, with an arrival date between mid-April to mid-October, are stringently prohibited unless approved by management.
