House rules & policies (must‑read)

- Minimum stay: 4 nights between 5/30-8/22; cannot accommodate check-in on Fridays or Sundays.
- min. occupancy: 10 guests. No unregistered overnight guests without Host approval.
- No smoking inside the Property. Outdoor smoking allowed in designated areas; dispose of butts responsibly. Failure to dispose of butts will result in a $100 fee.
- No events or events without prior written approval. Quiet hours after 10:00 PM. Respect neighbors and local ordinances.
- Family Animals: Dogs allowed with prior approval. Pet fee: $150 per dog per stay. min. 2 dogs (≤50 lbs each). Security/damage hold: $300 (applies to all bookings). Pets must be disclosed at booking, supervised or crated when left alone, and are not allowed on beds or couches (use supplied throws). Owners must pick up after family pets on the property — failure to pick up will result in an additional $150 charge. Aggressive breeds not allowed. Extra cleaning or damage beyond normal wear will be billed from the security/damage hold.

Leave the home in generally clean condition to avoid additional charges (dishes loaded in dishwasher and dishwasher cycle run, trash bagged, linens and towels on floor of each room).
